This house may well have the best floorplan (about 1300 sq. ft.) I've seen in a Cape Cod. The stairs go right up from the front door, so the upstairs bedrooms are separate and entire, rather than the U-shaped room you see in some where the stairwell rises smack in the middle of the room.

Being a Cape Cod, it is compact and efficient to heat. Extra insulation was added to the attic spaces sometime in the eighties. The storm windows and the enclosed front porch also help out on the heat bills. The furnace is original, but continues to give steady and reliable service. The roof was replaced in 1997, the hot water heater in 2002, and the electrical service in 1988. It's a sound little home.

The 70 by 123 foot lot contains a fenced and generous back yard, sloping downward slightly from the walk-out full basement. The rich soil should be inviting to gardeners. A feature of the front yard is a Montmorency cherry tree, 16 years old, which produces several gallons of sour pie cherries each July with very little effort.

The large picture windows provide lots of light in the front living room and the family room down the hall. The dine-in kitchen was fitted with new counters and cabinets in 1990, and its wiring was updated and a ceramic tile floor installed. Hardwood floors grace the rest of the house. The plumbing and wiring have been extended from the first floor bathroom into the attic, ready for you to add a second bath upstairs whenever you like.

The basement is outfitted with a summer kitchen and the washer/dryer hookups. All services are accessible. Voice and data wiring has been provided in each bedroom.
